Roof Replacement

Roof Replacement in Calgary

Full tear-off and new install, quoted in writing, built to manufacturer spec, and backed by a 15-year workmanship warranty.

Replace or repair

Not every roof needs replacing

A fair share of our estimates end with us telling the homeowner to keep the roof they have. When the trouble sits in one spot (a leak around a vent, wind-lifted shingles on one slope, failed flashing at a chimney), a repair usually does the job for a fraction of the cost. That work is covered on our roof repair page.

Replacement earns its price when the problems show up everywhere at once: shingles past their service life, granule loss across whole slopes, leaks that return in new places after every fix. At that point you're patching a system that's done, and the money is better spent once.

Every estimate starts with that question. We get on the roof, photograph what we find, and tell you which side of the line your roof sits on. If you'd rather start with just the assessment, book a roof inspection.

Know the signs

Six signs your roof is done

One of these alone can often be repaired. Two or three together usually mean the roof is at the end of its life.

Past 20 years old

Calgary freeze-thaw and hail age shingles fast. Past the 20-year mark, failures stop being one-offs and start showing up everywhere at once.

Granules in the eavestroughs

Bald, shiny patches on the shingles and gravel collecting in the gutters mean the protective surface is washing off the roof.

Curling, cupping, cracking

Shingle edges that lift, cup, or snap when bent have dried out. They won't reseal, and wind takes them first.

Leaks that keep moving

A fixed leak that comes back somewhere new points at the whole system. Ceiling stains after a chinook melt count too.

Hail bruising across slopes

Soft, dark impact marks scattered over whole slopes. This is the damage behind most hail claims. Have it documented before the next storm.

Trouble in the attic

Daylight through the boards, damp insulation, or a sag in the roofline means the deck itself is suffering. That's replacement territory.

Storm-related? See what hail damage looks like up close, and get it inspected while the evidence is fresh.

What it costs

What moves the price of a Calgary roof replacement

Most asphalt shingle replacements in Calgary land between $8,000 and $18,000. Treat that as a typical market range: the real number for your house comes from measuring your house. Five factors move the price more than anything else.

Typical cost drivers · Calgary asphalt roof replacement

SizeMore roof area means more material and more installation time. The biggest single factor.
PitchSteep slopes are slower to work on and need more safety setup. Same house, steeper roof, higher price.
LayersA second layer of old shingles means extra tear-off labour and disposal weight.
VentingRoofs short on intake or exhaust get corrected during the install. It protects the new shingles from cooking from below.
AccessTight lots, back-lane access, and long carries between the bin and the roof add handling time.

Typical range: $8,000–$18,000 for an asphalt replacement in Calgary. Larger homes and premium materials run past it.

Our Calgary roof replacement cost guide goes deeper: what a proper quote itemizes, where the money actually goes, and how to compare two estimates that look identical on the surface.

Every estimate we send is itemized. You see the shingle line, the underlayment, the venting work, and the disposal, so quotes can be compared line by line.

Materials

Impact-rated asphalt or rubber roofing

Asphalt covers most roofs; rubber is available on request. The right pick depends on budget, how long you plan to own the house, and how much hail you want the roof itself to absorb.

Class 4 impact-rated asphalt

Polymer-modified shingles that flex under impact instead of cracking. Our impact-rated lines carry a Class 4 rating, the highest impact class given to shingles.

We hold Malarkey's Emerald Pro certification, their top contractor tier, which lets us register enhanced manufacturer warranties on the roofs we install.

Where it wins: lower upfront cost, the widest choice of colours and profiles, and solid hail performance for the money. The sensible default for most Calgary homes.

Euroshield rubber roofing, on request

Available on request: Alberta-made shingles manufactured largely from recycled tires. Class 4 impact rated, with enough give that hail tends to bounce rather than bruise.

Rubber doesn't dry out and crack the way asphalt eventually does, so it stays flexible through years of freeze-thaw.

Where it wins: hail country. It costs noticeably more up front and comes in fewer profiles, but on a long-term home it's often the last roof the house needs.

The honest comparison: Class 4 asphalt is the right call for most budgets. Euroshield costs more today and shrugs off more storms over its life. Ask for both on one estimate and compare the numbers.

Paying for it

Insurance claim or out of pocket?

If hail or wind did the damage, your home insurance may owe you a roof. Wear and age are yours to carry; storm damage is what the policy exists for. The difference isn't always visible from the ground, and that's what a HAAG-certified inspection settles.

If the damage doesn't qualify, we say so. Paying out of pocket instead? Ask about payment options when you book your estimate.

How the insurance claim process works

If it's a claim, we carry it

  • HAAG-certified assessment, documented with photos
  • We meet the adjuster on the roof
  • Approved claims managed through to the finished install

The install

What replacement looks like, day by day

Before day one

Materials arrive a day or two ahead and the bin gets placed. Move vehicles out of the garage and driveway the night before; you'll want them out until we're done.

Day one, morning

Tarps protect landscaping and siding, then the old roof comes off down to the bare deck. Soft or rotten boards get replaced before anything new goes on. Tear-off is loud. Fair warning if you work from home.

Day one, afternoon

Ice and water shield goes down at the eaves and valleys, synthetic underlayment across the deck, then drip edge and the first courses of shingles.

Day two

The remaining field shingles, ridge capping, flashing at chimneys and walls, and ventilation brought up to spec.

Wrap-up

Debris hauled away, the yard and driveway swept with magnets for nails, and a final walkthrough with photos. Warranty paperwork follows in writing.

Every roof is scheduled around its size, pitch and complexity, and your estimate states the expected schedule up front. We replace roofs across Calgary, Airdrie, Chestermere, Okotoks, and Cochrane.

Covered for 15 years. In writing.

Every replacement carries our 15-year written workmanship warranty. It covers the installation itself, the part that fails first on a cheap roof. The manufacturer's warranty covers the shingles on top of that, and as a Malarkey Emerald Pro contractor we can register their enhanced coverage for you. One company, one standard, one warranty. The terms are plain language, and you can read them before you sign anything.

Questions

Roof replacement questions, answered

How long does a roof replacement take in Calgary?

The schedule depends on the size, pitch and complexity of your roof, so your written estimate states it before work starts. We only begin once materials are on site, so the job runs start to finish without gaps.

What does a roof replacement cost in Calgary?

Most asphalt shingle replacements land between $8,000 and $18,000. That's a typical market range, not a quote. Size, pitch, layers, venting, and access all move the number. A free written estimate pins it down for your house.

Will insurance pay for my roof replacement?

If hail or wind caused the damage, often yes. Wear and age are not covered. A HAAG-certified hail assessment, from $350 and waived in full when we do the work, tells you whether a claim makes sense, and if it does, we manage it through to the finished roof.

Do I need to be home during the installation?

No. We need the driveway kept clear for the bin and material handling, and we do the final walkthrough with you in person or over photos, whichever suits your schedule.

Can you install new shingles over the old ones?

We don't. Layering hides deck rot, adds weight, and shortens the life of the new shingles. Every replacement starts with a full tear-off and a deck inspection, so problems get fixed instead of buried.

Should I choose asphalt or rubber shingles?

Class 4 asphalt suits most budgets and comes in the widest range of colours and profiles. Euroshield rubber costs more up front and stands up to hail better over the long run. We'll quote both side by side if you're deciding.
